Stone built cottage in own grounds in a quiet but not isolated location
The cottage was built in 1750 as a small holding. It is one of a number of similar properties mixed in with modern bungalows, overlooking the Lythe Valley with views of the Lake District mountains across the valley.
The cottage is situated in a small hamlet 3/4 mile from Levens village and 6 miles south of Kendal on the fringe of the English Lake District. it is easily reached from the M6 motorway and the Kendal link road, being approximately 1.6 miles from latter.
The nearest village, Levens, is just 15 minutes walk away and consists of a Post Office, Hairdressers and a General Store selling newspapers in addition to general provisions. There is a Public House, the Hare & Hounds, a further 5 minutes walk from the village and two further Public Houses within two miles of the cottage. Bar meals are available at these Public Houses.
Levens is served by a local bus service, but as the service is infrequent a car is essential to get the best out of the area. The nearest town is Kendal, a typical market town. On the outskirts of Kendal can be found two supermarkets, one at either end of the town.
The stone built cottage stands in its own grounds, completely fenced off and although it is situated in a quiet position it is not isolated. There is sufficient space within the grounds to accommodate two medium sized cars.
The garden consists mainly of an orchard containing a number of fruit trees. The orchard is on a slope and there is an approximately 3 ft high retaining wall adjacent to the path at the rear of the cottage.
Please be aware of this where very young children are concerned, however there is still plenty of space at the side of the cottage to be able to play safely.
The cottage consists of on the ground floor, a lounge, dining room and a kitchen. The dining room and kitchen are situated in the original part of the cottage, whereas the lounge is in a part of the cottage that has been converted from a stable. On the first floor can be found two double bedrooms, a single bedroom and a bathroom. With the exception of the second double bedroom, which was also converted from the stable, all are situated in the original part of the cottage.
The kitchen is equipped with an automatic washing machine, electric oven and hobs, microwave oven, fridge freezer plus a good supply of crockery, cutlery and utensils.
The dining room is equipped with dining table and chairs plus a two seater settee, the lounge is equipped with a two seater settee, a three seater sofa bed and an easy chair. Both the dining room and lounge have a colour TV with Sky freesat.
Heating is by individual electric heaters and night storage heaters. Electricity is included in the rental price.
The cottage will accommodate five persons plus a further two on a sofa bed in the lounge. Because the single bed is smaller in width than normal it is suggested that it may not be suitable for an adult.
