Built in the 1700s Hill Top Farm is within the Lake District National Park, approx 4 miles from Coniston Water and 6 miles from Windermere. It is situated on the outskirts of Penny Bridge village, enjoying an elevated rural situation, with views over the Leven estuary. This is a peaceful and secluded location, with no neighbouring properties on its single-track road. However, it is less than a mile from convenient local shops at Greenodd (baker, butcher, post office / general store, pub, garage and a new deli / dinner party catering / takeaway).
This traditional Lakeland detached farmhouse is set in approx 2 acres of land and is full of individual character, with exposed beams, pine doors, open fires and a wood burning stove. All rooms have charming rural views. It has recently been refurbished with new modern central heating, kitchen, dining, 4 large bedrooms,very large vaulted lounge, small snug (with sofa bed) bathroom, shower room, large barn loft games room and is a comfortable and warm home.
Hill Top is an attractive place from which to explore the Southern Lakes, or simply to relax in the house and garden and watch the ever-changing views.

The Lakeside and Haverthwaite Steam railway is just 3 miles away. Here you can catch a train to Lakeside, visit Stott Park Bobbin Mill, the Aquarium of the Lakes or catch a ferry to Windermere and Ambleside.
Serious fell walking within half an hour
A passenger ferry to Coniston village can be boarded at the Victorian pier at Lake Bank, launch and hire boats a short drive away.
Grizedale Forest a few miles away includes an adventure playground, Go-Ape, sculptures, walks, cycling, cycling hire and cafe.
Nearby pubs serve good food and locally brewed beer
Market town of Ulverston with independent shops, a good supermarket (Booths) and a range restaurants and take-aways 4.5 miles away

We have installed a water bore hole to mitigate any future droughts!! There are alpacas and chickens in the field (sometimes they may stay in different field elsewhere to allow the grass to recover), we have replaced the floor in the detached barn loft which is now used for a games room including; a table tennis, pool and a football tables etc. painted the windows and doors outside, completed the lounge and, in response to feedback have installed an additional TV in the lounge,swapped the cooker, built a stone step to the games loft, new outdoor large table and chairs for the patio, a larger and better sofa bed for the snug and a travelling cot.
Bookings in our first year was very busy, this year is almost full and we are now already taking bookings for 2012.

Please note
The prices are based on a week (7 nights, normally starts on Fridays arriving after 4pm and leaving by 1pm ) for 4 persons. For 5 and more please add 10% per additional person. The price for short breaks ( 2/3/4 days) are based on 75% of the weekly rates. There are duvets and pillows provided for beds, but you will need to bring your own towels, tea towels and duvet covers sheets and pillowcases.
